Tract 2 of 2

Description

TRACT 2- 112.69± Acres

Here’s your chance to own 112.69± acres of high-quality Miami County farmland located in Staunton Township within the Miami East School District. Located along East Rusk Road southeast of Piqua, this 112.69± acre tract is open quality cropland ready to go to work.

These farms have remained in the same family for decades and have been thoughtfully cared for throughout their history. The farm has benefited from the consistency and stewardship of the same tenant farmer for the past 20 years, reflecting a proven commitment to responsible farming practices and long-term care of the land. This is a rare opportunity to acquire productive farmland with a strong family history and a well-established record of stewardship.

The soil tells the story: nearly ninety-two percent is highly productive Crosby, Miamian, Celina and Brookston soil types you would expect in this township, with an overall NCCPI coming in at 68.8. Road frontage on East Rusk Road sits at the south end of the tract, giving clean access to every acre.

Whether you're a farmer looking to add productive tillable ground or an investor seeking quality acres, this is a rare chance to bid your price on highly desirable farmland that seldom hits the open market in this area.

This tract sells online only, individually or in combination with a second, non-adjoining 50.97± acre tract located on East Loy Road. Bidding opens Monday, September 21, 2026, at 9:00 AM ET. and closes Tuesday, September 22, 2026, at 2:00 PM ET..  Contact Land Specialists Travis Kenton or Tim Woods for your private showing.

Tract 2 Highlights

The bigger tract and a slightly better overall NCCPI at 68.8, but it is not uniform ground, and the aerial shows you why. There is a defined drainage way running north to south through the middle of the field — you can see it plainly in the photograph. That is where the Shoals and Odell ground sits, roughly eight percent of the tract between the two. Shoals is alluvial bottom soil. It farms, but it is the low end of the field and it will be the last of it fit in a wet spring. The other ninety-two percent is the same Crosby, Miamian, Celina and Brookston mix you would expect in this township, and it is good corn and bean ground.
