An auctioneer sounds his chant. A room full of people look on as he leads the charge in the bidding process. It’s set to be the biggest auction in town history, and everyone anticipates the results.

Minutes into the process, the herd thins, and it’s down to two bidders. They go head to head, financially jockeying to see who will win the day. But the two bidders can’t see each other. As a matter of fact, they aren’t even in the same room. One wears blue jeans, a button-up shirt, and sits in a cushioned chair at the live auction venue. The other rocks panda bear onesie pajamas, and sprawls out on the living room couch. And either one could walk away victorious.

While that scenario is not what most auction goers are used to, that’s the reality of attending real estate auctions in 2026. Most follow the hybrid (simulcast) auction model, meaning people can bid in-person, online, or over the phone. Here’s how online land auctions work, with a step-by-step understanding for buyers.

Online land auctions can be intimidating, especially for someone who's never experienced it. While it seems much calmer than an in-person setting, the pace is still the same. Of course, while online-only auctions are available, most Ranch & Farm auctions follow the hybrid model, meaning these are simultaneously live in-person and online. 

“It’s simultaneous, meaning it's going on at the same time,” Lowderman said. “You're hearing me call for bids or numbers. Generally, almost always there is a screen in front of me, and one of another bidder assistant or online assistant with the computer, who is taking those online bids.
“If somebody bids online, I’ll see a flash,” Lowderman continued. “The people will see it flash. That is then relayed or inserted into the bidding process. It’s just as if the person was sitting right there at a live auction.”

“Personally, I'm showing my face to bid, because I'm afraid the computer might crash,” Lowderman joked. “But people in this day and age enjoy the comfort of their office, or even their own home. Whatever the case, it still provides them an opportunity and means to bid on something. I can be halfway across the world for that matter.”

Lowderman points to the current year — 2026. He agrees that technology needs to be incorporated, and that people need the option to see, hear, bid, and otherwise participate in auctions online. The online simultaneous bidding is part of the modern method and platform. That said, he still believes in the live in-person auction method.

Syncing Online and In-Person Bids at Live Auctions

Some might think it a challenge to sync bids for simultaneous bidding online and in-person. That isn’t true, though. With modern technology, it’s easy enough to keep track of all bidding that’s taking place. No matter if you bid online or attend the auction, rest assured your bid will be seen and implemented.

How to Register for Live Online Land Auctions

For those who attend and bid on auctions via the online method, it’s important to understand how the registration process works. They must properly register prior to the auction. It isn’t a day-of thing like it is when attending auctions live in-person.

“It's actually a two-part process that's all done through the website,” Lowderman said. “Go to the auction list. Select whichever auction you are interested in. Click on that and it takes you to the registration screen. That’s the first part.

“The second part that some people might overlook is to continue on and register for that specific auction,” Lowderman said. “So, there's a two-part process to get verified.

According to Lowderman, this entire process goes through the home office. Then, they approve you for online bidding. Once complete, you are set up to attend and bid at the auction online. You can even put in bids before the auction begins live in-person.

Generally, it’s best to complete the process at least three to five business days before the auction, preferably longer. However, in unique circumstances, it’s sometimes possible to register closer to the auction date, if needed.

The only documentation needed for registration is a driver’s license. Of course, if securing financing, it’s good to have a pre-approval letter from the bank, but it isn’t mandatory. 

“There's no lender or letter of approval needed, so to speak,” Lowderman said. “However, there could be an off chance that some seller might require that. So, I encourage it.

“By registering, you are agreeing to the fact that, if you are identified as a high bidder, you are going to put 10% down and you are going to close on the property,” Lowderman continued. “That's the binding agreement. Bidders and buyers should read through the terms for each specific auction before it begins.”

What Should Bidders Expect Once Bidding Begins in Hybrid (Live Online and In-Person) Real Estate Auctions?

Once the bedding actually begins, what can online bidders expect? What do they see and hear in an online auction? For someone who's unfamiliar with the process, and who has not used the interface, how user-friendly is it for first-time users? Fortunately, even for someone completely new to it, bidding at Ranch & Farm online auctions is a breeze. 

“It’s pretty simple,” Lowderman said. “I was curious to see how it works and tested it out myself. I'm on the other side of it all the time and wanted to see what people see. So, I watched some auctions that way.”

In addition to seeing and hearing the auction, other information is displayed. The current bid, subsequent bid asks, and more, are all right there on the screen in front of you. It's very easy to follow along with. But if needed, you can even jump on the phone with a representative at the auction.
